IMPROVEMENTS AND GROUNDS

The 5,000 square foot (6-bedroom/5.5 bath) main house sits on a

picturesque bluff at the confluence of the Pee Dee River and

Thoroughfare Creek, which connects to the Waccamaw River.

The amount of high ground river frontage (over 3,000 feet) is

unusual for the area. The shoreline has been stabilized to prevent

erosion. There are three more residences, one of which is a very

well restored carriage house. There is also a boathouse, two

docks, a large farm shop building, and a restored rice barn. The

buildings are in excellent condition, and the grounds are extremely

well maintained. Power lines are buried and encased in pipes.

Except for the shop, all roofs and gutters are copper. There is a

5-acre pond and 20-acre rice field on the mainland side.

WOODLANDS

There are 625 acres of well stocked, upland woodlands, with substantial timber value. Most of the timber is mature loblolly pine, approximately 56 years old. These loblolly stands have been under planted with longleaf pine, ranging in age from two to eighteen; resulting in attractive, mixed aged stands. There are also approximately 35 acres of pure longleaf plantations. There has been a longstanding intensive prescribed burning program. Due to the resultant excellent habitat, Red-cockaded woodpeckers (RCWs) have begun to occupy the site. This is despite the fact that the loblolly pines are generally considered too young to be used as cavity trees by RCWs. The property is enrolled in the South Carolina Department of Natural Resources' RCW Safe Harbor Program, with a baseline of zero. Deer and turkey are abundant. Quail habitat/hunting could be developed.

Hasty Point is 15 miles from Georgetown via both the Pee Dee and Waccamaw Rivers. It is another 12 miles to the Ocean. 

​​

Hasty Point's long history includes the daring capture of occupying British troops by Francis Marion's men.

CONSERVATION EASEMENTS

The 523-acre and 239-acre tracts are subject to a conservation easement with Ducks Unlimited. There can be no internal subdivision, but the tracts may be divided from each other. Existing structures may be maintained, expanded or replaced, in the same or different locations. One new residence (up to 5,000 square feet) may be added, along with customary ancillary structures. No commercial timber harvest is allowed in bottomland hardwoods. 

​The 228-acre tract is subject to a conservation easement with the Pee Dee Land Trust. It may be subdivided into two parcels, with a total of three designated building areas. There are 100-foot impervious surface buffers on the public roads. More detailed easement information is available on request.
