Land use types and acreages
1. Cruised Conventionally Loggable Merchantable Timber: Outlined in red on the map. Approximately 100 gross acres, including irrigation ponds and other small non merchantable areas. These are predominantly old vineyards, from which the wire has been removed. Our estimated merchantable timber volumes are attached. Our estimated value of this merchantable timber is approximately $110,000. This estimated value reflects all weather logging capability, but not extreme price spikes.
2. Shovel Logging: Approximately 40 acres in the northeast corner. These are predominantly wet flats with merchantable, but immature timber, which would have to be shovel logged. Due to high logging costs versus low current merchantable value, this timber’s value as growing stock exceeds its current merchantable value. The species composition is predominantly tupelo, cypress and maple in the wetter areas; and oak and pine on the ridges. Stockings level and quality are excellent. Included in this type are small accessible ridges; which are conventionally operable, but not in quantities sufficient for separate logging operations.
3. Pre merchantable Pine Plantations: Approximately 36 acres. These are old fields, which were planted with longleaf pine in 2019 and spot planted in 2020. They are outlined in green, and shown as “LL” on the map.
4. Fields: Approximately 32 acres; “F” on map.
5. Grounds And Improvements: Approximately 2 acres; “G” on map. The improvements consist of an equipment building; and a renovated barn with kitchen, bedroom, loft, bath and fireplace. The barn has the potential for enlargement.
6. Miscellaneous: Approximately 80 acres. This is the residual acreage, and includes old vineyards with remaining wire; as well as grown up areas, with little or no tree stocking. The community road to the north side of Tract A and the Heritage Preserve; as well as the fringe north of the road, is also included herein.
