Land use types and acreages
1. Cruised Conventionally Loggable Merchantable Timber: Outlined in red on the map. Approximately 220 acres are in the Bottomland Block and approximately 12 acres are in the Hillside Block. These are gross acreages, and include the area in roads, Streamside Management Zones and inaccessible areas. Our estimated merchantable timber volumes for each block are attached. Our estimated value of the merchantable timber in these two blocks is approximately $425,000. There is merchantable timber outside of these two blocks; mostly, but not entirely, in shovel logging situations, as discussed below.
2. Shovel And/Or Steep Slope Logging: Approximately 215 acres. These are predominantly wet flats (approximately 180 acres); with merchantable, but immature timber, which would have to be shovel logged. Due to high logging costs versus low current merchantable value, this timber’s value as growing stock exceeds its current merchantable value. The species composition is predominantly tupelo, cypress and maple in the wetter areas; and oak and pine on the ridges. Stockings level and quality are excellent. Included in this type are small accessible ridges; which are conventionally operable, but not in quantities sufficient for separate logging operations. The steep hillside and seepage area at the bottom comprise the remaining 35 acres, more or less. Some merchantable timber could be extracted from the hillside with a specialized steep slope logging operation.
3. Pre Merchantable Pine Plantations: Approximately 162 acres, outlined in green on the map. Year of establishment, species and acreage for each plantation are summarized below and shown as LL or Lob on the map:
-
2015: 60 acres Longleaf
-
2016: 14 acres Longleaf
-
2020: 88 acres Loblolly. Due to a subsequent fire, 25 acres were replanted in 2021
4. Field/Food Plot: Approximately 10 acres. “F” on map
5. Roads And Miscellaneous: Approximately 10 acres
